Required Documentation for Mortgage Application
Generic Documents
- Passport or identity card;
- Birth Certificate or marriage Certificate;
- Portuguese Fiscal Card;
- Proof of Address (recent, utility bill or council tax bill);
- Bank statements last 6 months where salary is credited;
- Credit report (e.g. Experian).
Self employed Applicants
- Last 2 years certified company accounts to include balance sheet;
- Self assessment tax return (copy sent to IRC or equivalent);
- Accountant’s certificate;
- Declaration of assets and liabilities
Employed Applicants
- Payslips for the last 3 months and verification of employment;
- Annual Income Tax Statement (P60)
- Employers reference letter, confirming position, start date, salary & bonus
Additional Documents for Credit Approval (where applicable)
- Declaration of Assets and Liabilities;
- The latest statement of each debt obligation to any other financial institution (e.g. Mortgage statements, Credit Card statements, Loan statements);
- Buy-to-let proof of rental income / rental contract;
- Proof of benefits income relating to disability or retirement. In case of disability, present in writing formal proof of the duration of the benefits.
Property Documents for Valuations
- Copy of the Promissory Contract detailing the conditions of Sale;
- Land registry certificate or Form no. 1 (Caderneta Predial Urbana ou Mod. 1));
- Land registry certificate and pertaining documents (Certidão de Teor);
- Internal and external property plans;
- Housing Licence
- Building Licence (only for building loans) (Licença de Construção);
- Approved Property Plan and building specifications (only for building loans);
- Tax Office Document certifying settlement of Municipal Transfer;
- Energy certificate.
Other Documents
- Life insurance (when applicable);
- Building and Contents Insurance;
To apply:
The relevant original documents are required together with our mortgage application form and a personal details form.
The documents will be copied and certified by a member of CGD staff. If you are unable to visit us in London or at one of our branches in Portugal then documents must be apostilled and sent with the application.
